Local meetings and Stats

Hi All,

Thought you'd be interested in some real estate statistics from a few weeks ago. 240 properties closed (sold) in the NE GA MLS. Coldwell Banker had 19% of those closings. And, while the average sales prices was $147,554, Coldwell Banker's average sales price was $191,123! I guess that's why Coldwell Banker has won JD Powers and Associates Seller Satisfaction! We are the best, by far. Currently, properties are selling at around 94% of what they are listed for, but 88% of what they are originally listed for.

Local History

Did you know many significant things have happened in our quaint town over the years? We have a pyramid that was built in the early 1900's by a woman who inherited family property here, but she lived in San Francisco. Am told it's one of only pyramids in the USA!

Did you know it is rumored that Abraham Lincoln's birth father is buried at one of our local cemeteries? The Trail of Tears also started here in Murphy as we had the last fort (Fort Butler) before the long, tragic walk by the Cherokee to OK. Over near our hospital is the site of the Peachtree Mound. This is a significant Native American site that was excavated by the Smithsonian Institute in the 1920s.

We also had a Talc Mine that ran until the early 1970s known as the Hitchcock Mine. And, not too long ago in the distant past we had a Levi's manufacturing plant and a Lee manufacturing plant (among others).

This region is so rich in history. I love to discover what I can about the area. There is a great local bookstore called "Curiosity Bookstore." Be sure to stop in. They have many great books and maps on the area!

Where Does the Time Go?

Can't believe it's been more then a month since I last posted! Lots been going on! A lot is going to be happening here in these mountains, and very soon! With the casino coming, we will have a greater need for vacation and full-time rental properties. We're already in short supply. I've gotten several new listings recently that would make great rental properties! There's still some deals to be had out there.

Weather has been up and down. One day it's 70, then next it's 40! Crazy! Seems the flu bug has peaked and we are on the down swing. My daffodils have told me that Spring is just around the corner! The deer are hungry too! We caught sight of 3 in our back yard this morning. They've been eating the english ivy off my trees, of which I am thankful! Now if only they'd eat the poison ivy I'd be real happy!

Snow in the Mountains

Hi All,  the sky is threatening us with snow, but nothing yet. Temps have been all over the place...50s one day, and now low 30s! No wonder so many are sick! Be sure to wash your hands frequently and stay away from large crowds. I had bronchitis and it took 5 weeks and 3 antibiotics to get thru it!

Looks like the first phase of the casino won't be opening until 2015 now. The up side is there is still time to get in and buy a vacation cabin. I really do believe we are going to have a shortage of vacation rental properties. The sooner you invest, the better the price! I have several properties that would make awesome vacation rentals. Happy New Year!!

Well, another year has passed, and there is much to be thankful for. New life has been brought into this world, and sadly, we've also had to say goodbye to loved ones as well. As I sit here looking out the window, I am thankful to be living in these gorgeous mountains! Each season brings its own splendor, and we not only have my folks living nearby, but also have some of my husband's family now living here. Such a simpler life then the hustle and bustle we moved from. So, you maybe wondering if I made any resolutions! Well, today I am going to cut out carbs. My intent is to do so for 3 months. But, since I'm not the chef in the house, it may be difficult to stick to all the time... Spent the day with some really awesome clients looking at houses yesterday! One of my favorite aspects of my job is being able to meet some great families! The husband owns a shrimping company! Hope to have them settled in the mountains soon. My prayer is that you all have a blessed, healthy, prosperous 2014!

Merry Christmas from the NC mountains!!

We are now less than a week away from celebrating the birth of Christ! Health did not permit me to send out Christmas cards this year, but I figure we are all entitled to a break every once in a while.... Real estate continues to move in our area. The weather has been hit or miss. We've had lows into the teens, and today's high is supposed to be 62! No wonder so many people are sick! The warmer weather makes for showing real estate much nicer though. Still a lot of great deals to be found in our neck of the woods. Most of the holiday events are over. My son's local Cub Scout Pack won a big trophy in the Christmas Parade. I believe it had something to do with being the most joyous! Am told the boys were singing Christmas Carols. The Monthly Art Walk downtown has wound down for the season, Sweet Tooth is closed, and the Farmers Market in Murphy won't be back until April. Our community has been quite busy over the summer and fall! Happy Holidays to everyone. Be safe on the roads, and stay healthy!!!

Brrrrrrr......

Hi all! It's been a while since I've posted as I've been under the weather lately. Hope everyone else is staying warm and healthy! Real estate continues to move in our area. I should be closing on a nice piece of property today. Will be closing on an older home next week that is just perfect for my client! The weather has been pretty chilly in the mornings making for some ice. The frost on the trees looks beautiful! Afternoons are getting up to the 40s and low 50s. I do hope you have a blessed and safe Christmas and New Years, if I don't write again before then!
